We’ll also align on expectations for the design process and team. If needed, a site visit and measurements are completed and existing conditions are documented before moving into design.

02. Schematic Design: Concept Direction

This is where ideas start to take shape. Using the information gathered during discovery, we develop an overall design direction by combining your vision with our expertise. The schematic phase may include preliminary layouts, inspiration imagery, sketches, and early concepts that communicate the look, feel, and flow of the space.

03. Design Development: Refining

Once the concept is approved, we dive into the details. Floor plans are refined, finishes are selected, and key areas of the home are designed in greater depth. This may include kitchen and bath layouts, millwork, tile details, and feature elements. Design presentations and meetings take place during this phase to review selections and confirm decisions before documentation begins.

04. Construction Drawings & Specifications

This phase translates the design into clear, buildable documents. Detailed drawings and comprehensive specification packages are prepared to outline materials, finishes, and design intent. These documents are used for contractor pricing, permitting, and construction, ensuring everyone involved is working from the same playbook.

05. Project Administration & Design Oversight

We stay involved as the project moves into construction. During this phase, we’re available to answer questions, review site conditions, and conduct site visits to ensure the design is executed as intended. Any changes are documented and communicated, and coordination with contractors and consultants is managed to keep the project moving smoothly.
